13 How to create a new Meter and assign it to the Lease Units

Article summary

Soft4RealEstate enables to set up meters and track meters readings. Meters are assigned to the Lease Units. There are two types of meters: Inlet and Lease Unit. You can assign several Lease Units for one meter or several meters for one Lease Unit.

Use case:

Create water (Service for water must be created before) meters that belongs to the Inlet meter.

To create meters:

  • Open Meters by search or from menu.

  • Click New action button to create new Inlet Meter.

  • Specify meter's parameters:
    • No. Enter meter code manually or system would assign a unique number automatically.
    • Name. Define meter name.
    • Type. Specify is this meter an Inlet or belongs to the Lease Unit. In this case it is the Inlet meter.
    • Service No. Select specific product of the meter. In this case it is water.
    • Unique number. Enter the unique number of the Meter (if needed).
    • Building Code. Assign a Building of your choice. In this case, we would use our newly created building 'DEMO OFFICE CENTER'.

To create a new Lease Unit Meter:

  • Click New action button.
  • Specify meter’s parameters:
    • No. Enter meter number manually or system automatically would assign a unique number.
    • Name. Define meter name.
    • Type. Specify is this meter an Inlet or belongs to the Lease Unit. In our case this one is the Lease Unit meter.
    • Service No. Select specific service of the meter. In our case it is water.
    • Unique number. Enter the unique number of the meter (if needed).
    • Intel Meter No. Assign a newly created meter to Inlet meter (it is important for the calculations). In our case this meter belongs to M00028 Inlet meter.

To assign Lease Units to the Inlet Meter:

  • On the Meter card go to Navigate and click Assign Lease Units action button.

  • Add Lease Units that should be assigned to this Inlet Meter.
  • Set Allocation type if needed. It could be allocated by area or percentage. If it would be allocated by percentage, set a coefficient accordingly, e. g. if the percentage to a specific Lease unit has to be 50%, then the coefficient would be 0.5. If that has to be allocated according to the area of Lease Units choose the type and enter 1 as a coefficient.
Note:

System would allocate first to those, who has ‘Allocation type’ percentage and then what is left would be allocated to the ones that has type Area.

  • Repeat these steps for the Lease Unit Meter as well, except for the allocation step. Enter a coefficient instead.
  • If the Meter is out of use set a paramter Blocked and so it wouldn't be included in the Export/ Import template (more on Export/ Import template 14 How to enter Meter readings) and wouldn't appear in the Meter list.
Parameters on Real Estate Setup:
  • Set a parameter Allocate Negative Meter Quantity whenever you need to allocate the negative amounts of Meter readings, e. g. when the amount of Lease Unit meters' readings would exceed the Inlet meter readings.
  • Set parameter Do Not Check Meter Jnl. Lines when you post Meter readings even though there are no matching Lease Contract Lines with assigned Lease Units. Also, if this parameter is active, all the blocked Meters would be eliminated from the exported template from Meter Journal.
