Service Prices can be prepared in advance or created while setting up a Lease Contract.
Use case:
Create Service price for a Service ‘RENT’ to a Lease Unit LU00001. Price would be 1.200 fixed amount per month.
- Open Service Prices by search or from menu.
- 
Service price list page will open. Set filters:
 

- Specify Service Price information:- 
Type. Specifies the level at which the price is applied. Prices can be defined from the Lease Unit level up to All Contracts.
 If no valid Lease Unit price exists, Business Central automatically uses the next applicable level (for example, the contract-level price). The following price levels are available:
 1. Lease Unit. Price for a specific Lease Unit.
 2. Contract. Price for a specific Lease Contract.
 3. Building. Price for a specific Building.
 4. All Contracts. Price applied to All Contracts.

Sales Code. Specifies the record to which the price applies, based on the selected Type:
 1. If the Type is Lease Unit, specify the Lease Unit number.
 2. If the Type is Contract, specify the Lease Contract number.
 3. If the Type is Building, specify the Building.
 4. If the Type is All Contracts, leave the Sales Code field blank.
- 
Quantity Type. Specifies how the price is calculated. The available values are: 
 Fixed. A fixed amount applies for the entire Lease Unit per period.
 Area. A fixed amount applies per square meter per period.
 Turnover. The price is based on sales results (turnover entries).
 Meter. The price is based on usage.
- Use quantity. Specifies charges that are calculated based on a variable defined in the Lease Contract, such as parking spaces. The quantity must be entered when creating the Lease contract on the Lease Contract lines.
- Service No. This value is entered automatically if defined in the filters; otherwise, select from the list.
- 360 Days per Year. Enable this option if a price is set for a year but the Customer is invoiced monthly. The system will calculate equal amounts for each month when creating Service Journal lines.
- Effective Date, Expiration Date. Specify the Service Price term. These dates do not necessarily have to match the start or end dates of the Lease Contract.
- Price for Period. Specifies the period for which the price applies: Day, Week, Month, Quarter, or a Year. For Price Type = Meter, this field should remain empty.
- Set a Unit price. In this case, 1.200 should be entered.
- Comparative Turnover %. If the price combines a base price with a percentage of turnover, specify the percentage in this field. If only a base price applies, leave this field blank or enter 0.
- Turnover Rent Service No. Specifies the Service No. used for calculating Turnover rent when the Comparative Turnover % exceeds the minimum rent amount.
- Index price. This field is inactive by default and it means that no further indexation rules would be applied and the action of Price indexing wouldn’t apply. To apply price indexation, follow the instruction for completing the relevant fields.
 
- 
Type. Specifies the level at which the price is applied. Prices can be defined from the Lease Unit level up to All Contracts.

Note:
The price indexing functionality is designed specifically for Lease Unit and Contract Type prices. It is applied automatically for one-year extensions.
Step price
Step price could be also created. If there would be a case that Service price is already known and there are different conditions for each specific period, new price with valid dates has to be entered in separated lines. Price for Period, Price itself and Indexation rules do not have to match for each separated line.

You can create or modify the Service Price directly from the Lease Contract, but this is only possible for Lease Unit and Contract Price Types.
To access the Lease Unit Type price, click the specific Lease Contract Line and then select Service Sales Price:

The Service Price for the selected Service and Lease Unit will be displayed, allowing you to modify it or add a new line:

To access the Contract Type price, go to Actions bar, click Actions and then select Service Prices:

The Service Price for the selected Service and Contract will be displayed, allowing you to modify it or add a new line:
